This is grim; and we are paying the price of a lack of building new supply for sale for over the last 15 years. Prices will only continue to rise, in my opinion, as so few new-build homes are available for people to buy, meaning everyone is fighting over the limited number of existing housing stock.

I think this is a good move, and it would be great if more lenders offered these "bridging loans". With so few new-build homes being made available for owner-occupiers to buy, buyers are fighting over existing stock.

These bridging loans could potentially free up existing homes for people to buy, by allowing downsizers purchase before selling their own home, and it could lead to less sales falling through because of a chain collapse.

The interest rates aren't great, though, but if more lenders did it then maybe the competition would bring rates down?

Yet more Government Waste and Poor Planning 😤

The Irish Government has once again proven how poor management and planning leads to taxpayers paying the price.

The latest example is this modular homes project. Like many public projects (Bike Shed, Security Hut, etc), costs have spiraled far beyond what was budgeted, echoing the fiasco with the new National Children’s Hospital that has now ballooned from €800 million to €2.4 billion—and it’s still not done.

It’s about time our government took accountability for the wasted funds that could be used more effectively elsewhere. They'll all be canvassing at your doors soon pre election; Let’s demand better planning and financial management so that our money is used where it’s needed most.

🏡 Some Changes to Stamp Duty in Budget 2025 🏡

The government just announced two major stamp duty changes:
1️⃣ Bulk House Purchases: Stamp duty is rising from 10% to 15% for those buying 10+ properties in a year.
2️⃣ High-Value Homes: A new 6% stamp duty will now apply to homes worth over €1.5 million

Not much to shout about, in my opinion. The Vacant Home tax is, again, too little and you all know my thoughts on the HTB scheme...
